Sub-$800,000 Commercial Industrial Assets Surge as Burleigh Heads Warehouse Fetches $7,713/m²

MEDIA RELEASE

Burleigh Heads, Queensland – High buyer demand for entry-level industrial assets across the Gold Coast is driving record-breaking land-rate returns for smaller, functional warehouses, despite broader national economic shifts.

The trend is highlighted by the unconditional sale of an older-style industrial unit at 3/3 Ramly Drive, Burleigh Heads, negotiated by leading property agency Lacey West Real Estate for $725,000.

The transaction on the 94m² approved ground-floor footprint equates to a significant $7,713 per square metre, setting a benchmark for older industrial stock in the tightly held precinct.

According to commercial property experts, sub-$800,000 commercial assets operate in a high-demand bracket of their own, driven largely by local trade services, owner-occupiers, and investors seeking accessible entry points into the market.

Speaking on the market dynamics, James Borbidge, Commercial Director at Lacey West Real Estate, noted that buyers are prioritising precinct accessibility and functional footprint over building age.

“Small-footprint industrial stock under $800,000 is currently one of the most competitive segments of the Gold Coast commercial market,” said Mr Borbidge.

“When an entry-level property becomes available in an established precinct like Burleigh Heads, buyers are acting decisively. Achieving over $7,700 per square metre on an older asset demonstrates the underlying land value and severe stock shortage in the southern Gold Coast corridor.”

With major transport arterial upgrades and limited new industrial land releases across the Gold Coast, tight supply in prime industrial pockets like Burleigh Heads is expected to keep upward pressure on square-metre rates across both sales and leasing markets.
