Burleigh Heads property market resilient as launch of light rail helps to shine spotlight on suburb

Burleigh Heads, Queensland – Despite broader macroeconomic headwinds and a general softening in buyer sentiment across the national property market, the tightly held Burleigh Heads enclave continues to demonstrate remarkable resilience, underpinned by deep-pocketed, high-intent buyers and transformative infrastructure upgrades.

Local boutique agency Lacey West Real Estate recorded strong weekend results, headlined by the marquee auction of 34 Aruma Avenue in Burleigh Waters, which sold under auction conditions for $2,544,000. In Burleigh Heads proper, a premium apartment at 8/29 Ewart Street (Covillea) sold under the hammer for $1,830,000, while a nearby holding at 2/21 Ewart Street secured a conditional sale.

Lacey West Director of Residential Sales Will West said that while raw inquiry volumes have calibrated somewhat from peak cycle highs, transactional quality and capital confidence remain exceptionally strong across the central to southern Gold Coast corridor.

“We are undeniably seeing a lower overall volume of casual inquiries compared to previous market cycles, but the depth of genuine, decisive buying intent in Burleigh Heads in particular remains completely unfazed,” Mr West said.

“Serious buyers are actively competing for quality real estate because they recognise that Burleigh Heads is not just a localised market, but one of the most desirable and supply-constrained lifestyle destinations in the country.”

Market sentiment across the precinct has received an additional boost following the recent commencement of passenger services on Stage 3 of the Gold Coast Light Rail, which directly links Broadbeach to Burleigh Heads. 

The long-awaited public transport asset is proving to be a major structural unlock for local residential valuations.

For Mr West, this transport infrastructure is serving as an ‘unlock’ by improving connectivity for residents and businesses in the area.
